Sale Agreement
The seller and the buyer both sign and seal the sale agreement on non-judicial stamped paper. This sale agreement is one of the strongest legal documents in the transaction, as it can serve as proof and holds significant legal value. The sale deed, written within this document, constitutes the agreement between the buyer and seller.
Both parties can then sign a sales agreement and confirm the terms and conditions once the paperwork has been completed. Based on the sales agreement, they can then proceed to execute the sale deed.

Sale deed
A sale deed is a formal document that details the transfer of ownership of a property from the seller to the buyer.

Patta & Chitta
The Patta document contains information including the Patta number, district, taluk, and village names, the owner’s name, survey number, subdivision, type of land (wetland or dryland), area, and tax details.
Adangal
This relates to a specific survey number and includes the names of the landowners or beneficiaries. It comprises the Patta number and details regarding the land’s usage, whether for cultivation or other purposes. This information is essential when buying or selling agricultural land or farmlands.
Also required when purchasing and selling agricultural land/farmlands are the paperwork listed below.
- Current encumbrance certificate.
- UDR – A register, as well as an ad condition certificate from the local village VAO.
- FMB sketch of a certain land survey number.
- Current tax receipt is also required during the transaction.
